Cancellation policy
Guests may cancel up to 5 days before the start of their booking for a full refund.
If cancelled less than 5 days before the start of the booking, 50% of the total booking cost is refundable.
In cases of unforeseen events like natural disasters, political unrest, or personal emergencies, special considerations may be taken into account. Documentation may be required.

These Terms & Conditions ("Terms") govern all bookings made through kaunasapartments.lt ("Website"), operated by Tautas Bergelis, registered address Brastos 26B, Kaunas, 47183, Lithuania ("Host," "we," "us," or "our"). By completing a booking, you ("Guest") agree to these Terms in full.
1. Booking and Confirmation
1.1. A booking is confirmed once the Guest completes the checkout process and payment is successfully processed.
1.2. Upon confirmation, the Guest receives a booking confirmation via email containing the reservation details, property address, check-in instructions, and total cost.
1.3. The Guest must provide accurate personal information during the booking process. We reserve the right to cancel any booking made with false or misleading information.
1.4. All bookings are subject to availability.
2. Prices and Payment
2.1. All prices displayed on the Website are in Euros and include applicable taxes unless stated otherwise.
2.2. The total booking cost includes the nightly rate, cleaning fee (if applicable), and any other charges disclosed at checkout.
2.3. Payment is due in full at the time of booking unless otherwise specified.
2.4. We accept the payment methods displayed during checkout. All transactions are processed through our secure payment provider.
2.5. If additional charges arise during the stay (e.g., damage, extra cleaning, smoking fine), the Guest agrees to settle them promptly.
3. Check-In and Check-Out
3.1. Check-in time is at or after 3:00 PM local time. Check-out time is at or before 11:00 AM local time.
3.2. Early check-in or late check-out may be available upon request and is subject to availability. Additional charges may apply.
3.3. The Guest must follow the check-in instructions provided in the booking confirmation. Failure to check in on the scheduled date without prior notice may result in cancellation with no refund.
4. Cancellation and Refunds
4.1. Guests may cancel up to 5 days before the start of their booking for a full refund.
4.2. Cancellations made less than 5 days before the start of the booking are eligible for a 50% refund of the total booking cost.
4.3. No-shows (failure to arrive without cancellation) are not eligible for any refund.
4.4. In cases of unforeseen events such as natural disasters, political unrest, or documented personal emergencies, special considerations may be applied at the Host's discretion. Supporting documentation may be required.
4.5. Refunds will be processed to the original payment method within 14 business days.
4.6. The Host reserves the right to cancel a booking due to unforeseen circumstances (e.g., property damage, emergency maintenance). In such cases, the Guest will receive a full refund or be offered an alternative property of comparable standard.
5. House Rules
5.1. Guests must comply with the House Rules published on the Website at kaunasapartments.lt/house-rules. Key rules include:
- No smoking inside the property. Violation incurs a 300 EUR fine.
- Quiet hours are between 10:00 PM and 8:00 AM.
- No shoes are to be worn inside the apartment.
- No parties, events, or gatherings.
- Only registered guests are permitted on the property. The number of guests must match the reservation.
- Pets are allowed with prior approval. Surcharges may apply.
- Guests must dispose of trash and load the dishwasher before departure.
- Keys must be returned to the lockbox or as instructed. Lost keys incur a replacement fee.
5.2. Violation of the House Rules may result in immediate termination of the stay and forfeiture of all payments made.
6. Maximum Occupancy
6.1. The maximum occupancy for each property is specified in the listing. Exceeding this number may result in additional charges or immediate cancellation of the reservation without refund.
6.2. Children of all ages are welcome and count toward the maximum occupancy.
7. Guest Responsibilities
7.1. The Guest is responsible for the property and its contents during their stay and must leave the property in the same condition as upon arrival.
7.2. Any damage to the property, furnishings, appliances, or fixtures must be reported to the Host immediately.
7.3. The Guest is liable for all damage caused during their stay. Repair or replacement costs will be charged to the Guest.
7.4. The Guest agrees not to use the property for any unlawful purpose.
8. Liability
8.1. The Host is not liable for any loss, theft, or damage to the Guest's personal belongings during the stay.
8.2. The Host is not liable for any injury, accident, or health issue that occurs on the property, except where caused by the Host's gross negligence.
8.3. The Host is not responsible for temporary disruptions to utilities (water, electricity, heating, internet) caused by circumstances beyond the Host's control.
8.4. In the event of a service interruption or defect that materially affects the Guest's stay, the Host will make reasonable efforts to resolve the issue promptly. If the issue cannot be resolved, the Guest may be entitled to a partial refund at the Host's discretion.
9. Privacy and Data Protection
9.1. We collect and process personal data in accordance with our Privacy Policy and in compliance with the General Data Protection Regulation (EU) 2016/679 ("GDPR").
9.2. Personal data provided during booking (name, email, phone number, payment details) is used solely for the purpose of managing reservations, communicating with Guests, and complying with legal obligations.
9.3. We do not sell or share personal data with third parties except as necessary to process bookings (e.g., payment providers) or as required by law.

10. Intellectual Property
10.1. All content on the Website, including text, photographs, logos, and design, is the property of the Host and is protected by applicable intellectual property laws.
10.2. Guests may not reproduce, distribute, or use any Website content without prior written consent.
11. Force Majeure
11.1. Neither party shall be liable for failure to perform obligations under these Terms if such failure results from circumstances beyond reasonable control, including but not limited to natural disasters, pandemics, government actions, war, civil unrest, or significant infrastructure failures.
12. Modifications to Terms
12.1. The Host reserves the right to update these Terms at any time. The version in effect at the time of booking applies to that reservation.
12.2. Continued use of the Website after changes constitutes acceptance of the updated Terms.
13. Governing Law and Disputes
13.1. These Terms are governed by the laws of the Republic of Lithuania.
13.2. Any disputes arising from or related to these Terms shall be resolved through good-faith negotiation. If no resolution is reached, disputes shall be submitted to the competent courts of the Republic of Lithuania.
13.3. In accordance with EU Regulation No. 524/2013, consumers may submit complaints via the European Online Dispute Resolution platform at ec.europa.eu/consumers/odr.
